Assessments
Maintenance assessments are due the first day of each
month.

Collection policies are procedurally enforced. Any
address change must be provided to TMG
Management.
Facilities
The recreational facilities are for the exclusive use
of Associaton members and their immediate families,
tenants, and guests. Adherence to posted rules is for
the safety, comfort and enjoyment of the facilities.
Lake
Motor powered crafts, including electricity and fuel
power, are prohibited. Sail powered crafts may be used
upon written Board of Directors approval. Swimming in
the lake is not permitted.
Leasing
Renting your unit is permitted, however, an application
process must be completed and Board approval is required
prior to leasing your unit.
Noise
Radio hi-fi or stereo systems and televisions should
be turned down to a minimum volume between the hours
of 10:30PM and 8:00AM. Construction and trade work (including
do-it-yourself work such as picture hanging, carpentry,
etc.) must be done between the hours of 8:00AM and 6:00PM.
Parking
Parking on the street overnight is strictly prohibited.
Parking on the grass and sidewalks is not permitted
at any time.
Periodic sweeps by the city code enforcement, city
police and towing company are conducted to either ticket
or remove any vehicles in violation, at the owner’s
expense.
Commercial vehicles, boats, motor homes, trailers,
etc, are not allowed in the community unless they can
be parked in the garage at all times.
Go-Peds or other motorized scooters are not permitted
anywhere in the community.
Pets
The term “pets” shall be limited to dogs,
cats, and birds.
All pets must be walked on a leash at all times and
solid waste must be removed immediately. Pet owners
must carry visible means of removing solid waste.
No pet shall be confined to garage, yard, or area where
barking becomes a nuisance.
The Broward County Animal Care & Control Division
investigates alleged violations when a least two notarized
affidavits are received from complaining neighbors.
PODS are
allowed for a maximum time of 72 hours unless there
is prior Board approval.
Roof
Members are not permitted on the roofs of buildings
in which their dwelling units are located for any purpose.
Signs
No signs, advertising or solicitation is allowed anywhere
on homes, lots or vehicles within the Village at Lake
Pine II.
Solicitation
There shall be no solicitation by any person for any
cause, charity, or any other purpose, unless authorized
by the Board of Directors.
Trash
All refuse, waste, boxes, crates, papers, and garbage
shall be securely contained in plastic bags and stored
in garbage canisters with self locking lids. Garbage
containers shall not be placed upon or in plain view
of persons upon the Common Properties except immediately
prior to pick up dates.
Trash pickup is Fridays; bulk pick up is monthly (check
with the city for specific dates).
Violations
(Enforcement)
Violations should be reported to the manager at the
Village, in writing, not to the Board of Directors or
to officers of the Association.
Violations will be called to the attention of the violating
owner by the manager, who will also notify the Board
or person(s) designated by it to enforce the rules.
Disagreements concerning violations will be presented
to, and be judged by, the Board of Directors, which
will take appropriate action.
Owners are responsible for compliance by their guests
and tenants.
Overall, most owners comply graciously in support of
our ever increasing property values. However, there
are sometimes a few that do not comply, and are all
too familiar with the next step of fining, city code
citations, and/or attorney action at their expense.
All improvements to the exterior of the property (patio,
deck, landscaping, etc.) require approval from the Association
before any work can be started. A property survey showing
the proposed change must accompany the design review
application. Please follow the instructions for a speedy
approval to occur.
